With the new year, the Italian property market is preparing to turn a corner, leaving behind a phase in which buying decisions were influenced by market-external factors and by dynamics that were not aligned with the sector’s traditional trends.

A phase is opening in which structural logic returns to centre stage, linked to financial, work-related and lifestyle choices that will guide supply and demand more consciously. In this new context, housing decisions will once again be the result of medium- to long-term assessments. The home will increasingly be seen as a life project and a tool for wealth protection, as well as an investment capable of retaining its value over time. This is a shift that concerns both buyers and sellers and that is helping to redefine the dynamics of the residential market.

It is on this reading that REMAX Italia bases its forecasts for 2026, supported by 2025 results above the market trend. “We are seeing a return to more planned and rational choices,” notes Dario Castiglia (pictured), CEO & Founder of REMAX Italia. “In 2026 the market will be driven by concrete factors such as work, mobility, services and the economic sustainability of the investment. Demand remains solid, but it is becoming more selective and more focused on long-term value”. “Among the most evident trends, there is renewed interest in smaller homes in large urban centres, particularly among young professionals and those pursuing career paths in major cities that concentrate job opportunities, advanced services and infrastructure. A structural demand tied to the ability of metropolitan areas to attract human capital and offer prospects for growth”.

Alongside these dynamics, population ageing is having an increasingly significant impact on property behaviour. In this segment, bricks and mortar continue to be perceived as a safe haven asset, capable of ensuring stability and the long-term protection of wealth. In this context, instruments such as bare ownership are taking on a growing role in wealth planning, offering solutions that make it possible to enhance the property while maintaining security and continuity, in a market phase in which the role of the property consultant is also evolving. “The difference is made by expertise, advanced analytical tools and in-depth knowledge of local areas,” adds the President of REMAX Italia. “The market will reward professionals capable of guiding buyers towards informed choices, also taking into account the property’s potential revaluation over time, and supporting sellers in the correct valuation and in positioning the offer on the market as effectively as possible”.
